Areas Affected: Our client's kitchen, living room, hallway and dining room tile floors were all in dire need of stripping, cleaning and sealing.
Specifics: When we arrived we saw why we at Tony's Best Way Cleaning had been called. Our client's floors had turned a dramatic dark gray, effectively burying the original tile's light color.
We learned a previous cleaner had applied a coating after cleaning. As a result the floor needed to be stripped and cleaned, finished and sealed with an impregnable sealer. You can view the results for yourself. More photos below.

Takeaway: Coating is not a sealer. A fresh coat on tile looks nice and shiny initially but it just coats the surface as its name implies.
And because it is not water resistant, tile coating can lead to such a situation as our Carmel Valley client experienced. Sealing not coating is the answer. We use a top quality sealer that descends into tile's nooks and crannies and provides a protective barrier against dirt and water.
